How to set up a real-estate yard-sign QR that earns calls
A yard-sign QR is a small printed mark with one job: turn a kerbside walk-by into a listing page visit. Done right, it adds a tracked lead source to your pipeline. Done wrong, it points at a 404 six weeks after closing and damages the brokerage brand. The destination URL, the print size and the rider placement matter more than the QR pattern itself.
Set up the listing URL first
Build the single-property landing page before you generate the QR. Photos at the top, headline price, beds, baths, square footage, then the description and the agent contact. Page should load in under two seconds on mobile 4G; buyers tap once and walk if the page hangs.

Use a permanent slug on your brokerage domain: `brokerage.com/123-main-st` reads naturally and stays addressable for repeat visitors. Avoid third-party portal URLs that you do not control; portals retire listings on their own schedule and the printed QR goes dead.

Where to place the QR on the sign
Use a rider, not the main sign. The main sign carries brokerage brand and agent name across many properties. The rider carries the property-specific QR and the caption `Scan for photos and price`. When the property closes, you swap the rider and keep the main sign for the next listing.
Lower third of the rider, not the top. The lower position is less likely to mirror midday sun, and buyers reading from the kerb tend to look at the top of the sign for the price and at the bottom for the QR. Caption sits directly above the QR in display type, never below it.

Sizing the QR for the desktop design preview. A 3 cm QR looks fine in Figma and is unscannable from a car window. Print a test rider at 8 cm and 15 cm, take it to the kerb, scan from where buyers will scan. The smallest reliable size in your market is the right size.
Forgetting the agent contact line. The QR drives traffic to the listing page; the rider should also carry the agent's name and number for buyers who skip the QR. A rider that is only a QR loses the buyers who prefer to call before they tap.
